How to calculate your true monthly rental cost
By LeaseACondo Editorial Team, Editorial · Updated Aug 14, 2026
Short answer
Add every mandatory monthly charge to base rent to get your true monthly cost, then separately total the one-time charges to get your move-in cost. Advertised rent alone routinely understates the real figure.
The two numbers that matter
Estimated total monthly cost = base rent + every mandatory recurring charge you pay.
Estimated move-in cost = first month + security deposit + every one-time charge.
Worked example
| Item | Amount | Type |
|---|---|---|
| Base rent | 3,200 | Monthly |
| Mandatory building fee paid by renter | 120 | Monthly |
| Parking | 150 | Monthly |
| Pet fee | 50 | Monthly |
| Water/sewer/trash | 75 | Monthly |
| Estimated total monthly | 3,595 | |
| Security deposit | 3,200 | One-time |
| Owner application fee | 100 | One-time |
| Association application fee | 150 | One-time |
| Move-in / elevator fee | 250 | One-time |
| Estimated move-in cost | 7,295 | plus first month |
The advertised number was 3,200. The number that actually leaves your account each month is 3,595 — 12% higher.
Watch for
Estimated utilities are estimates, not quotes. Refundable deposits still have to be funded up front. Broker fees, where they apply, are usually payable at signing.
