How foreign renters can prepare for an application

By LeaseACondo Editorial Team, Editorial · Updated Aug 14, 2026

Short answer

Without local credit history, substitute documentary proof: an employment contract, translated bank statements, a larger deposit where legally permitted, or a local guarantor. Start the association application early — it is usually the slowest step.

The core problem

Most screening is built around a domestic credit file you do not have yet. The solution is to over-document.

What usually substitutes

  • A signed employment contract in the destination country
  • Bank statements from your home country, translated and, where requested, certified
  • An additional deposit, where local law permits one
  • A local guarantor or co-signer
  • A letter from your employer's relocation team

Timeline

Association approval is the long pole. Where a building requires it, allow for it explicitly in your move planning and ask the owner or agent for the building's typical approval time in writing.

Fair housing

In the United States, discrimination on the basis of national origin is prohibited under the Fair Housing Act. Requesting documentation is legitimate; refusing to rent because of your nationality is not.
