Owner's checklist for listing a condo

Short answer

Gather proof you are authorised to advertise, the building's written rental rules, a complete fee list, photos you own the rights to, and your true availability date before you start the listing wizard.

Before you start

  • Authority. You must be the owner, or authorised in writing by the owner. LeaseACondo requires you to confirm this.
  • Building rules. Minimum lease term, leases per year, pet and parking rules, approval process and typical approval time.
  • The full fee list. Every mandatory and optional charge, and who pays it.
  • Photos. Your own, or photos you hold the rights to. Do not upload photos from a previous listing agency without permission.
  • A real availability date.

What gets listings rejected

Stock or borrowed photos, missing fees, an availability date that has already passed, an address that duplicates an existing active listing, and copy that expresses a preference about who may apply.

Fair housing

Describe the property, not the ideal tenant. Statements of preference or limitation regarding a protected class are unlawful in the United States under the Fair Housing Act.

Keeping it live

Active listings require periodic re-verification. We will remind you before yours expires; unverified listings move to "Needs re-verification" and stop appearing in search.
