Pet policies in condo buildings
By LeaseACondo Editorial Team, Editorial · Updated Aug 14, 2026
Short answer
Condo pet rules are set by the association and commonly limit species, number and weight. Assistance animals are handled under disability law rather than pet policy, and in the US may not be charged pet fees.
What associations typically restrict
- Number of animals per unit
- Weight limits
- Species and, in some buildings, breed
- Which elevators and entrances may be used
- Registration of the animal with the association
Fees
Pet fees may be monthly, one-time, refundable, or a combination. Ask which, and get it in the lease.
Assistance animals
In the United States, assistance animals are addressed under the Fair Housing Act as a reasonable accommodation, not under a building's pet policy — and pet fees generally cannot be charged for them. Rules differ by jurisdiction. If this affects you, confirm the position that applies where you are renting.
Before you apply
Ask for the pet rule in writing before paying an application fee. A denied pet is one of the most common causes of a lost application fee.
